Estimates, not legal advice. Your executed contract, its addenda and state law control every deadline. Confirm each date with your agent, broker or real estate attorney.
A calculator for every state.
Each page explains how that state’s standard contract counts days, which deadlines move off weekends, and which periods are set by law.
How the dates are counted
Each state uses its own standard contract’s rules: calendar or business days, the time deadlines end, and whether a weekend deadline moves. Where a form or statute moves a deadline, we move it and say so. Otherwise a weekend deadline is flagged, never pushed later.
Sample values are labelled. The first time you open the calculator it fills the numbers your form leaves blank with typical values so you can see a full timeline. Each one is tagged sample; type over it or press Clear sample values. Where the form leaves a number for the parties, open Adjust deadlines and enter yours. Deadlines that run from receipt of a document let you enter that date.
The spreadsheet works on its own. Download sheet gives you an Excel file (it also opens in Google Sheets) with the same rules as formulas: change the effective date or any yellow cell and every deadline recalculates. State holidays sit on a second tab.
The Closing Disclosure must reach the buyer at least three business days before consummation (every day except Sundays and federal holidays counts). Your lender sets the exact date.
