The AI Layer Behind Every File

Simply Closed runs on ReBillion, an AI platform built specifically for US residential transaction coordination. Here is exactly what it does — and where a human takes over.

AI-powered, human-verified

Simply Closed uses ReBillion's AI engine to parse executed real estate contracts, extract every party, term and date, generate a state-specific task list and deadline calendar, and flag missing signatures or conflicting dates. A licensed human coordinator then verifies every extracted date against the source document and owns the file through closing. AI handles extraction and consistency; humans handle judgment and accountability.

Capabilities

What the engine actually does

Contract intelligence

Purchase agreements, counters, addenda and amendments are parsed for parties, terms, financing, contingencies and dates — including dates the contract calculates rather than states.

Timeline generation

A state-aware task list and deadline calendar is built from the contract itself, synced to Google Calendar, so the schedule reflects the deal rather than a template.

File validation

Missing signatures and initials, blank required fields, dates that don't reconcile, and wrong-version forms are surfaced before they become a problem.

Document intelligence

Inspection reports, loan documents, title commitments and insurance notices are read for the items that create obligations or deadlines.

Email capture & drafting

Inbound email is scanned for contacts, dates and commitments, and routine correspondence is drafted for coordinator review before it sends.

State-aware compliance

Compliance logic covering the form sets and required disclosures for 10 states, with the remaining states run on maintained coordinator checklists.

Platform sync

Two-way work across Open To Close, SkySlope, Follow Up Boss, Dotloop, zipForms, Google Drive, OneDrive and Gmail.

File health tracking

Every open file scored on completeness and deadline risk, so attention goes where it's actually needed.

The honest version

Where AI stops

There is a lot of noise in this category right now, so it is worth being specific about the limits.

AI is genuinely excellent at reading a 40-page contract package and pulling structured data out of it. It is consistent in a way humans are not at 6pm on a Friday. It does not get bored on the twelfth addendum.

It is also capable of being wrong with total confidence. It will not notice that the lender has gone quiet in a way that feels wrong. It will not decide that this particular seller needs a phone call rather than another email. It cannot be held accountable by your broker.

That is why the model here is not “AI instead of a coordinator.” It is AI instead of the coordinator’s data entry — which is what frees a coordinator to carry two to three times the files without response times slipping. The savings come from removing extraction work, not from removing the human.

What we will not claim: that AI closes your file. It doesn’t. A person does, faster, because the AI did the reading first.

Answers

Straight answers about the AI

Is my client data used to train AI models?

No. Documents are processed to run your transaction. We do not sell your data, share it with third parties outside the transaction, or contribute it to public model training.

What happens when the AI gets something wrong?

A human catches it. Every extracted date is verified against the source document by a coordinator before it drives anything. That verification step is the entire reason this model works — AI alone is fast and occasionally confidently wrong, and a wrong date in transaction coordination is not a small error.

Which states have deep AI compliance support?

The ReBillion engine ships state-specific compliance logic for Arizona, California, Colorado, Florida, Georgia, Illinois, Minnesota, New York, Pennsylvania and Texas. The other 38 states run on maintained coordinator checklists built from the same underlying framework — the coverage is complete either way; the automation depth differs.

Do I need to buy or learn any software?

No. The technology sits behind our service. You keep working the way you already work — email, your CRM, your brokerage platform. There is nothing to install, no seat licence, and no training.

Can I get access to the platform directly?

If you want to run coordination in-house with AI support rather than outsource it, that's a ReBillion platform conversation rather than a Simply Closed service one. Mention it on your call and we'll point you the right way.

Is this just ChatGPT with a real estate prompt?

No. ReBillion is a purpose-built transaction coordination platform: contract parsing tuned to US residential purchase agreements, state-specific compliance rule sets, deadline calculation logic, and integrations into the transaction platforms brokerages actually use. General-purpose chatbots do not carry state form logic or connect to your brokerage's file system.
