Four ways states actually differ
These are not cosmetic differences. They change what has to happen, in what order, and by when.
Who closes the deal
In attorney states an attorney conducts settlement. In escrow states a neutral escrow company does. In title states it's the title company. Different party, different follow-up rhythm, different failure modes.
Which forms govern
TREC-promulgated contracts in Texas. C.A.R. forms in California. Commission-approved forms in Colorado. State-approved WB forms in Wisconsin. Local bar contracts in New York. Each creates deadlines differently.
How days are counted
Calendar days in some states, business days in others, and a mix within a single contract in several. Miscounting a business-day window is one of the most common ways a file slips.
What must be disclosed, and when
Delivery of a seller disclosure can start a buyer rescission clock. An HOA resale package can create a separate cancellation right. These are dated obligations, not paperwork.

Do you really cover 48 states?
Yes — 48 states. Each has its own task list, form set and compliance checklist, and coordinators are assigned by state familiarity rather than round-robin. Ten states (Arizona, California, Colorado, Florida, Georgia, Illinois, Minnesota, New York, Pennsylvania and Texas) additionally carry state-specific logic inside the AI engine itself.
How do you handle a state you've worked less often?
The same way we handle the busy ones: a maintained checklist built from that state's form set and commission rules, applied by a coordinator, with the AI layer still doing contract parsing and date extraction. If we've never run a file in a particular county, we'll tell you that on the call rather than after.
I close in more than one state. Is that a problem?

Does the price change by state?
Sometimes. Attorney-closing states and states with heavier disclosure requirements carry more coordination work, and that can move the rate. It's quoted in writing before you commit. See pricing.
Do transaction coordinators need a license in every state?
No — and where a license is required, it depends on the work performed rather than the job title. Administrative and clerical coordination is generally permitted without a license; discussing terms, negotiating or advising generally is not. State-by-state overview.
