Real Estate File Compliance Review
You coordinate your own deals. We make sure the file survives your broker's review.
A real estate compliance review is an audit of a completed transaction file against the brokerage's required document checklist and state regulations, confirming that every required form is present, correctly dated, fully executed by the right parties, and legible — then submitting the corrected file to the broker and clearing any deficiency notices.
Compliance-only is for agents and teams who like running their own transactions but keep getting deficiency notices — or who simply do not want to spend a Friday hunting a missing initial from three months ago.
Paid at closing through title or escrow. Final pricing depends on state, transaction type and volume.
Everything in this service
Full file audit
Every document checked against your brokerage's checklist and your state's requirements: presence, execution, dates, initials, correct form version and legibility.
Written deficiency report
A specific list of what is missing or wrong, with the exact page and party, delivered before we start chasing.
Corrections chased to completion
We contact the parties, re-route documents for signature and get them back — we don't just tell you what's broken.
Submitted and cleared
Uploaded into your brokerage's system, submitted, and followed until the file shows approved. Rejections come back to us, not to you.
Clean archive
A tidy, correctly named copy in your Google Drive or OneDrive so the file is findable in an audit two years from now.
What happens, and when
Every file runs the same sequence. The dates come from your contract and your state — the sequence does not change.
| When | What happens |
|---|---|
| Day 0 | File received Uploaded to us, or we pull it from your platform |
| Day 0–1 | Audit complete Deficiency report delivered to you |
| Day 1–5 | Corrections Missing documents and signatures chased and executed |
| On completion | Submitted Filed with your broker and followed to approval |
What a coordinator does not do
Coordination is administrative work. These stay with you or your broker:
- Act as your brokerage's compliance officer or approve files
- Determine whether a document satisfies a legal requirement
- Sign or initial on behalf of any party
Available in 48 states
Each state gets its own task list, form set and compliance checklist. A Texas file runs on TREC deadlines; a New Jersey file waits for attorney review.

What if my broker rejects the file?
