Listing Coordination Services
Signed listing agreement in. Live, accurate, fully-disclosed MLS listing out — usually inside 72 hours.
A listing coordinator manages everything between a signed listing agreement and a live, accurate MLS listing: collecting and executing listing paperwork and disclosures, scheduling photography, staging, measuring and sign installation, assembling the disclosure package, entering and proofreading the MLS record, and setting up the showing platform.
Listings go live wrong more often than they go live late. A wrong square footage, a missing disclosure, a school district typo — each one costs you showings or invites a claim. We treat MLS entry as a compliance task, not a data-entry task.
Paid at closing through title or escrow. Final pricing depends on state, transaction type and volume.
Everything in this service
Listing paperwork collected and executed
Listing agreement, agency disclosures, seller's property disclosure, lead-based paint where applicable, and every state or brokerage-required addendum, chased to full execution.
Vendor scheduling
Photography, video, floor plan, staging consult, measurement and sign installation coordinated around the seller's availability — not yours.
MLS entry and proofread
Every field entered, then checked against the tax record, plat and disclosure package. Square footage, beds, baths, lot size, taxes, HOA, schools and remarks all verified before activation.
Disclosure package assembled
Complete, uploaded to the MLS document section, and delivered where your state requires proactive delivery.
Showing platform configured
ShowingTime or your brokerage's platform set up with instructions, restrictions, lockbox and feedback requests.
Status changes managed
Coming soon, active, price changes, under contract, back on market — updated inside your MLS's required window so you don't take a fine.
What happens, and when
Every file runs the same sequence. The dates come from your contract and your state — the sequence does not change.
| When | What happens |
|---|---|
| Day 0 | Listing agreement received Coordinator assigned, seller contacted, paperwork gap list produced |
| Day 0–1 | Vendors booked Photography and any staging or measuring scheduled to the seller's calendar |
| Day 1–3 | Disclosures executed Full package collected, signed and assembled |
| Day 2–4 | MLS built and proofed Entered as draft, verified against public record, remarks written to your voice |
| Go live | Activated Photos live, showing platform on, syndication confirmed |
| Ongoing | Maintained Price changes, status changes and extensions handled within MLS deadlines |
What a coordinator does not do
Coordination is administrative work. These stay with you or your broker:
- Set or advise on list price
- Write or negotiate offers
- Give licensed real estate advice to your seller
Available in 48 states
Each state gets its own task list, form set and compliance checklist. A Texas file runs on TREC deadlines; a New Jersey file waits for attorney review.
Listing Coordination: your questions answered
What does listing coordination cost?
From $350 per listing for pre-listing through active on the MLS. If you bundle listing coordination with contract-to-close on the same property, the combined pre-listing-to-close rate starts at $800. Full pricing.
How fast can a listing go live?
Typically 48–72 hours from signed listing agreement, and the constraint is almost always photography availability or seller signature turnaround — not us.
Do you enter the listing in my MLS?
Yes. We work in your MLS under your credentials or as an authorized assistant, following your MLS's rules on assistant access. We proofread against public record before activation.
Can you handle price changes and status updates after go-live?
Yes, and it's included. Most MLS fines come from late status changes; we track the required windows for your board.
Do you write the listing remarks?
We draft them in your voice from the property details and your notes, then send for your approval. You always approve before anything publishes.
