Simply Closed transaction coordination starts at $500 per transaction side for contract-to-close, $350 per listing for listing coordination, $800 for pre-listing through close on the same property, $900 per transaction for dual agency or intermediary deals, and $350 per file for compliance-only review. Payment is due at closing through title or escrow. Brokerage and team volume pricing is quoted against actual file count.

Pricing questions
How much does a transaction coordinator cost in 2026?
Across the US, transaction coordination generally runs $300 to $800 per file. Most standard residential transactions land between $350 and $550. The upper end reflects high-price-point markets, attorney-closing states, dual agency and unusually document-heavy files. Salaried in-house coordinators typically cost $45,000–$75,000 before benefits and payroll burden.

Why 'starting at' rather than one flat price?
Because a $280,000 Ohio resale and a $2.4m New York co-op with a board package are not the same job, and pretending otherwise means either overcharging the first agent or under-serving the second. Your rate is confirmed in writing before we open your first file, and it does not move afterwards without your agreement.
When and how do I pay?
At closing, in almost every case. We invoice through title or escrow so the fee comes out of the transaction at funding rather than out of your pocket at contract. Listing coordination can be paid at listing or at close, your choice.
What if the transaction doesn't close?
In most cases there's no fee. Listing coordination work already performed may be billable if the listing is withdrawn, and we'll always talk to you before invoicing rather than sending a surprise.
Do you charge per user, per seat or a monthly minimum?
No. No seats, no minimums, no retainer, no term. You pay per file. Brokerages who prefer budget predictability can opt into a blended monthly rate instead — that's a choice, not a requirement.
Is there a discount for volume?

Is outsourcing cheaper than hiring an in-house coordinator?
Below roughly 25–30 files a month, almost always. A fully loaded in-house coordinator costs about $70,000 a year, doesn't flex when volume drops, and has to be replaced when they leave. Run the comparison on your own numbers.
Does the price change by state?
Sometimes. Attorney-closing states and states with heavier disclosure requirements carry more coordination work, and that can move the rate. It's quoted before you commit, never after.
